KOLASIN – Podgoricanin Mato Radovanovic will build a five star hotel in Kolasin with a total gross area of 2.605 square meters. On the conceptual solution of this facility, the consent was given e.g. Chief State Architect Dušan Vuksanović.
The building was designed by the Podgorica-based company A-tim studio, whose founders are Željko Ratić and Marko Katnić, who is also the executive director of this company. The facility will be located on the urban plots 27 and 28 of the Cadastral Municipality of Kolašin, within the Detailed Urban Plan Centar. UP 27 is 165.36 square meters, while UP 28 has an area of 326.96 square meters. At the foreseen location, UP 28 currently has a family residential building of 59 square meters, and its removal is planned.
This high category hotel will have a basement, ground floor, four floors and attic.
“According to the planned purpose of the facility and the Rulebook on Types of Minimum Technical Requirements and Categorization of Catering Facilities, seven garage parking spaces will be provided, which meets the regulation to provide parking space for 20% of accommodation units,” says the technical description of the conceptual solution.
Access to the basement floor will be made possible using the autolyte accessed at the level of the road. The hotel will have 34 accommodation units. On the sleeping areas there are accommodation units, a combination of rooms and apartments, while at the attic level two apartments are planned, which are connected with a staircase with attic space. In the rest of the attic there is a spa center that will also be connected with the attic space where additional facilities are also connected with the staircase.
In the basement there will be service rooms and a garage, a ground floor reception and a restaurant. On each of the four floors there will be seven rooms and one apartment. The technical description of the conceptual solution states that the object is designed so as not to disturb the ambient whole of the area. The volumes of the object are designed to achieve a homogeneous image of the settlement and the city, in accordance with the ambient values of the climate. The facade of the ground floor and one volume of the building will be made in stone in the spirit of the architectural tradition of this region.
The frames of the doors and windows will be processed with stoned stone and wood, while the high quality woodwork and wood texture is foreseen. As a material for finishing the facade, wood with special protection against atmospheric effects will be used. When solving the parterre arrangement, stone will be used to a great extent, in the form of paving in the part in front of the building and the stone plates immersed in the greenery, in the courtyard part of the building.
