Od toga zavise va\u0161a prava i obaveze kao vlasnika, kao i na\u010din raspolaganja imovinom. U ovom tekstu obja\u0161njavamo osnovne pojmove i prakti\u010dne primjere.<\/p>\n\n\n\n<hr class=\"wp-block-separator has-alpha-channel-opacity\"\/>\n\n\n\n<h2 class=\"wp-block-heading\">\u0160ta je susvojina?<\/h2>\n\n\n\n<p>O susvojini govorimo kada na jednoj nepokretnosti postoji pravo svojine vi\u0161e lica, pri \u010demu su <strong>idealni dijelovi unaprijed odre\u0111eni<\/strong>. Svaki suvlasnik ima svoj udio izra\u017een razlomkom ili procentom.<\/p>\n\n\n\n<p><strong>Primjer:<\/strong><br>Ako troje ro\u0111aka naslijedi stan i u listu nepokretnosti je upisano da je svako vlasnik 1\/3, oni su <strong>suvlasnici<\/strong>.<\/p>\n\n\n\n<hr class=\"wp-block-separator has-alpha-channel-opacity\"\/>\n\n\n\n<h2 class=\"wp-block-heading\">Kako nastaje susvojina?<\/h2>\n\n\n\n<p>Susvojina mo\u017ee nastati na osnovu:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li><strong>zakona<\/strong> (naslje\u0111ivanje),<\/li>\n\n\n\n<li><strong>pravnog posla<\/strong> (kupoprodajni ugovor, poklon, razmjena),<\/li>\n\n\n\n<li><strong>sudske odluke<\/strong> ili testamenta.<\/li>\n<\/ul>\n\n\n\n<p>Ako udjeli nijesu odre\u0111eni, pretpostavlja se da su jednaki.<\/p>\n\n\n\n<hr class=\"wp-block-separator has-alpha-channel-opacity\"\/>\n\n\n\n<h2 class=\"wp-block-heading\">\u0160ta je zajedni\u010dka svojina?<\/h2>\n\n\n\n<p>Za razliku od susvojine, kod zajedni\u010dke svojine <strong>udjeli nijesu odre\u0111eni<\/strong>. To zna\u010di da svi zajedni\u010dari imaju pravo na cijelu stvar dok se udjeli ne utvrde.<\/p>\n\n\n\n<p>Naj\u010de\u0161\u0107i primjer zajedni\u010dke svojine je imovina ste\u010dena tokom trajanja braka ili vanbra\u010dne zajednice.
